An MEP budget band estimator gives an early cost range for mechanical, electrical, plumbing, fire, ELV, and HVAC scope when a detailed BOQ is not ready. It uses building type, gross area, specification level, work type, region factor, and contingency to create a low-to-high planning band. Gross floor area m2

Measured floor area used by the calculation. Use drawing or measured values; small rooms are often 10-30 m2, large commercial zones may be hundreds or thousands of m2.

Specification level

Specification level. Higher specification usually increases redundancy, controls, comfort, and cost allowance. Options: Standard, Mid-range, High specification.

Work type

Project type. Retrofit and fit-out work often carry different cost/risk factors than new build. Options: New build, Fit-out, Retrofit.

Region / market factor %

Market cost factor. Use 100% as baseline; adjust for local labor, import, specification, and procurement conditions.

Contingency %

Budget contingency. Early planning often uses 10-20%, depending design maturity and risk.
